Dr. Jim Clover's SPORT Clinic is the third Magnolia practice to close in six months.

After 45 years, the free sports medicine clinic shutters June 15. The local paper reported the closure as a tribute. We're reporting the pattern.

Dr. Jim Clover announced the closure of his SPORT Clinic, a free sports medicine practice he ran on Magnolia Avenue for 45 years. The clinic closes June 15.

The Raincross Gazette covered the announcement as a community tribute, which it deserves — Dr. Clover trained athletic trainers across Inland Empire schools and is, in the words of retired athletic director Tony Masi, "a unicorn and the GOAT all in one."

Here's the part nobody connected:

It's the third independent medical practice to close on Magnolia in six months.

The others: a family practice near Brockton (closed February) and an independent dermatology office further west (closed late March). All three were small owner-operated practices in mid-century commercial buildings. None were corporate or hospital-affiliated.

That's not a market. That's a signal.

Possible causes (any combination)

  1. Lease renewals. Several Magnolia commercial leases came due in late 2025 at meaningfully higher rates. Small practices feel rent shocks first.
  2. Insurance economics. Solo practices are nationally squeezed — Medicare reimbursement, malpractice premiums, EHR compliance.
  3. Generational. Owner-operators retiring without successors. Dr. Clover's case looks closer to this one — 45 years is a career, not an exit.

Probably a mix of all three.

What to watch on Magnolia in the next 12 months

  • What fills the footprints. Medical → medical is one outcome. Medical → fast-casual or retail is a very different story.
  • The Magnolia Center BID's next vacancy report. Riverside Plaza and Brockton Arcade — that's the corridor's pulse.
  • Lease renewals on remaining medical offices in the district.

This isn't Magnolia dying. It's Magnolia changing — into what is the question for the next 24 months. If you own commercial property on this corridor, your lease structure determines whether this trend helps or hurts you.
